Terms of Service

These Terms of Service (“Terms”) are an agreement between you and Hither Labs, LLC, Tulsa, Oklahoma (“Hither Labs,” “we,” “us”). They govern your use of the On the Range browser extension (the “Extension”) and this website. By installing or using the Extension, you agree to these Terms. If you do not agree, do not install or use it.

1. What the Extension does

The Extension adds a scoring panel to listing pages on Redfin, Zillow and Realtor.com, and shows your score and notes on search results. The criteria, values, ratings and notes are created by you and stored in your browser. Our Privacy Policy explains what data is handled and how.

2. Your license to use the Extension

Subject to these Terms, we grant you a personal, non-exclusive, non-transferable, revocable license to install and use the Extension for your own personal, non-commercial home search. The Extension is licensed, not sold. We and our licensors keep all rights not expressly granted to you.

You may not, and may not help others to:

• copy, modify, rent, sell, sublicense or redistribute the Extension, except as the law allows despite this restriction;
• reverse engineer or decompile the Extension, except as the law allows despite this restriction;
• bypass, tamper with or interfere with the home limit, license checks or activation limits, including by editing stored data to remove a limit;
• share, resell or publish license codes, or use a code beyond the number of browsers it allows;
• attack, overload or probe our license server or try to access it other than through the Extension; or
• use the Extension in a way that violates the law or another person's rights.

3. Free use, license packs and pricing

• Free use. You can score up to 5 homes at no charge. A home counts once you answer a criterion or write a note on it. Viewing a page does not use a place.
• License packs. Each pack is a one-time purchase, currently $2.00 USD, that adds 5 more homes. Packs stack, so buying more adds more homes. Packs do not expire and are not a subscription, and nothing renews automatically.
• License code. After purchase we email you a license code. One code works in up to 3 browsers, and you enter it once in each. Browsers do not share extension data, so a code is per browser, not per computer.
• Recovering your code. If you lose your code, use “Email me my code” in the Extension. We send it to the address you purchased with. If you gave an incorrect or temporary address, we may not be able to verify ownership, so use an address you can keep.
• Price changes. We may change prices or pack sizes for future purchases. Changes never affect homes you have already purchased.
• Taxes. Prices may not include sales tax, VAT or similar taxes. Where required, tax is calculated and shown at checkout.

Payments are processed by Stripe under Stripe's own terms. We do not see or store your payment card details.

4. Refunds

If you are unhappy with a purchase, email us at the address below and we will look at your request in good faith. If a purchase is refunded, we may revoke the license it created. Your data is never deleted. Homes you have already scored stay viewable and editable, but the Extension may block you from scoring new homes beyond the free limit. Nothing in these Terms limits any refund or cancellation right you have under applicable law.

5. Your content and data

Your criteria, ratings and notes are yours. They are stored on your device, and we do not receive or claim any rights to them. You are responsible for backing them up using the Export feature. If you uninstall the Extension, clear its storage, or lose your browser profile, we cannot recover that data for you.

6. Third-party sites and no affiliation

The Extension works alongside websites we do not own or control, including Redfin, Zillow and Realtor.com. On the Range is an independent product. It is not affiliated with, endorsed by, or sponsored by any of them, and all names and trademarks belong to their respective owners.

You are responsible for following the terms of use of every site you visit, including any terms about automated tools or browser extensions. Those sites can change their pages or their rules at any time, and a change may stop part or all of the Extension from working on that site. We do not promise that the Extension will keep working on any particular site. The Extension does not collect or send listing data from those sites, and it only changes what you see in your own browser.

7. Scores are your opinions, not advice

Scores and notes reflect only the criteria and values you choose. The Extension does not verify listing information and does not evaluate any property. It is not real estate, legal, financial, tax, inspection or appraisal advice, and it is not a substitute for a professional. Listing details come from third-party sites and may be incomplete, out of date or wrong. Make your own decisions, and consult qualified professionals before buying, selling or renting a home.

8. Availability, updates and changes

We may update, change, suspend or discontinue the Extension or any feature at any time, including the license service. We will try to give reasonable notice before discontinuing paid features. If we permanently end the license service, we will keep your scored homes working in the Extension for as long as it is practical to do so. The Extension may update automatically through your browser's extension store.

9. Termination

You may stop using the Extension at any time by uninstalling it. We may suspend or revoke a license, or end your access, if you violate these Terms (for example, by sharing codes beyond the allowed number of browsers or tampering with the license system) or if required by law. Sections that by their nature should survive termination, including Sections 5 to 7 and 10 to 14, will survive.

10. Disclaimer of warranties

The Extension and this website are provided “as is” and “as available,” without warranties of any kind, whether express, implied or statutory, including warranties of merchantability, fitness for a particular purpose, accuracy, non-infringement, and uninterrupted or error-free operation. We do not warrant that the Extension will work on any particular site, browser or version, or that it will meet your needs.

Some jurisdictions do not allow certain warranty exclusions, so some of the above may not apply to you.

11. Limitation of liability

To the fullest extent permitted by law, Hither Labs, LLC and its owners, employees and contractors will not be liable for any indirect, incidental, special, consequential, exemplary or punitive damages, or for any loss of profits, data, goodwill or opportunity, arising out of or related to your use of or inability to use the Extension or website, including any decision you make about a property. Our total liability for any claim arising out of or related to these Terms or the Extension will not exceed the greater of the amount you paid us in the 12 months before the claim or US $10.

Nothing in these Terms excludes or limits liability that cannot be excluded or limited under applicable law.

12. Indemnity

You agree to defend and indemnify Hither Labs against claims, damages and costs (including reasonable attorneys' fees) arising from your violation of these Terms or of another party's rights, or from your violation of the terms of a third-party site. This does not apply to the extent that applicable law does not allow it.

13. Governing law and disputes

These Terms are governed by the laws of the State of Oklahoma, USA, without regard to its conflict-of-laws rules. Before filing a claim, you agree to contact us at the address below and try to resolve the dispute informally for at least 30 days. Any dispute that is not resolved will be brought in the state or federal courts located in Tulsa County, Oklahoma, and you and we consent to those courts' jurisdiction. If you are a consumer, you also keep any rights you have to use the courts of the place where you live and any mandatory consumer protections of your local law.

14. General

• Changes to these Terms. We may update these Terms from time to time. We will change the “Last updated” date above, and for material changes we will give notice in the Extension's store listing or on this page before the change takes effect. If you keep using the Extension after a change takes effect, you accept the new Terms.
• Entire agreement. These Terms and the Privacy Policy are the entire agreement between you and us about the Extension.
• Severability and waiver. If a part of these Terms is found unenforceable, the rest stays in effect. Our not enforcing a provision is not a waiver of it.
• Assignment. You may not transfer your rights under these Terms. We may transfer ours as part of a merger, acquisition or sale of the product.
